FOR FLAT OR MINIMUM-SLOPE ROOFS
Modified Bitumen Roofing
What is Modified Bitumen (MB)?
Modified Bitumen is an asphalt-based solution for flat or minimal slope roof surfaces. It includes a bonding agent for the cold or hot application, and what you usually see is a co-polymer membrane under a protective layer. The MB Roofing option consists of distillation bitumen coated with elastomers such as SBS (Styrene-Butadiene-Styrene) or APP (Atactic Polypropylene).
Smarthomes Roofing & Remodeling offers commercial roofing services using asphalt choices for your facility in Houston, Dallas, Austin, and San Antonio TX.
When should I use modified bitumen on my roof?
Modified bitumen is perfect for flat roofing. The demand for this product is related to supporting high temperatures and considerable mechanical loads. Its service life depends on the quality of the materials and installation practices but has a great lifespan and an affordable cost.
How does the modified bitumen roofing protect my roof structure?
The top layer withstands wind and weather conditions. Depending on the manufacturer, the plasto-elastic option could include a special agent to neutralize harmful substances, or a high-quality polymer bitumen welding membrane to prevent root penetration.
This product is formed with particularly tough carrier inserts and high-quality polymer bitumen on top layers (elastomer and/or plastomer bitumen formulations), which are resistant to heat plus great flexibility at low temperatures. All of our choices are age-resistant.
Below the surface, there are two bitumen layers perfectly welded above the thermal insulation backing each other. And below those, a vapor barrier prevents the heat diffusion from the inside and avoids them becoming damp. This last sheet is suitable for concrete substrates, applied with an adhesive substance or direct heat.
If you want us to take care of your roof, request a non-binding commercial roof inspection at no cost for you.
What is its durability and pricing on average?
Depends on each manufacturer, but the cheapest asphalt layer lasts up to 10 years. The modified bitumen on single-ply roofing can last up to 30 years. The cost varies from $5 to $10 per sq ft, on average.
